Welcome is a Davidson County community of roughly 4,100, best known nationally as the home of Richard Childress Racing and locally for a town motto that is hard to improve on: “Welcome to Welcome, A Friendly Place.” Its neighbors are Midway, Arcadia, and Lexington.
It is a settled, largely residential community with a good deal of older housing and a wood-burning tradition, and the chimney work here tends toward masonry repair rather than the prefabricated-chimney work we do in the newer subdivisions closer to the interstates.
Spalling Brick Is the Signature Problem Here
On Welcome’s older masonry chimneys, the condition we are called out for most often is spalling — brick faces flaking, popping, or sheeting off the stack.
What it actually is: brick is fired with a hard, relatively water-resistant outer face over a softer, more porous body. Spalling is the failure of that face. Water absorbed into the brick freezes, expands roughly nine percent, and fractures the unit from the inside out. The face separates, exposing the vulnerable interior, which then absorbs water faster — the damage accelerates once it starts.
Why chimneys specifically: a chimney is the most weather-exposed masonry on any house. It stands above the roofline with no eave over it, taking driven rain from every direction, and it cycles hot and cold from the inside as well as the outside.
Catching It Early Changes the Cost Enormously
Early — surface flaking. Thin scales lifting; fine reddish grit collecting on the roof or in the gutter below the stack. The structure is fine. Correcting water entry and applying a vapor-permeable repellent may be the whole job.
Moderate — popped faces. Whole faces gone, leaving pitted craters. The affected units need cutting out and replacing, and the water source has to be found.
Advanced — crumbling units, receding courses. Individual replacement is no longer practical. This is rebuild territory.
Critical — missing brick, daylight through the stack, displaced courses. The chimney is not reliably carrying its load and should not be used until rebuilt.
Find the Water First
Replacing spalled brick without finding where the water came from is the reason homeowners pay for this work twice. Our sequence is: find the water, stop the water, then replace the brick.
The source is nearly always a short list — a cracked crown or a mortar wash with no overhang, failed mortar joints, missing or failed flashing, a missing cap letting rain straight down the flue, or a previous repointing done in mortar harder than the brick.
That last one is worth emphasizing on Welcome’s older homes. If a chimney was repointed with Type S mortar against soft older brick, the mortar is now harder than the units around it, and every freeze-thaw cycle drives stress into the brick face instead of the joint. The chimney then spalls along precisely the courses that were “repaired.” We check for this before quoting, because replacing brick while leaving over-hard mortar in place guarantees the new brick spalls too.
