Spot Mortar Repair or Full Repointing?
Homeowners searching for mortar repair usually have something specific in mind: a few joints that have washed out, mortar crumbling at one corner, a gap where the chimney meets the roof. That is a genuinely smaller job than repointing an entire stack, and it is worth being clear about which one your chimney needs.
Spot repair makes sense when the deterioration is localized — typically the south and west faces that take the most sun and driven rain — and the remaining joints are still firm and full. We cut out and repack the failed sections and blend the new mortar to the existing.
Full repointing is the right call when more than roughly a third of the joints are soft, when erosion is consistent across all faces, or when the mortar has reached the stage where it can be dug out by hand anywhere you test it. At that point spot repair is a losing exercise: you fix the worst quarter this year and the next quarter next year, paying setup and access costs each time.

How Chimney Mortar Fails
Mortar is a lime-and-cement binder holding sand. It is deliberately the weakest element in the masonry assembly, and it is expected to erode over decades — that is the design.
Failure accelerates when:
- Water sits in the joint. Recessed or badly tooled joints hold water rather than shedding it.
- Freeze-thaw cycling works on saturated joints. The Piedmont crosses the freezing point repeatedly through a winter rather than freezing once, which is harder on wet mortar than a colder, steadier climate.
- Sulfates from flue gases attack from behind. On chimneys venting gas appliances, condensation carries acidic compounds into the masonry and degrades mortar from the inside face outward. This is why a chimney can have perfect-looking joints outside and failing mortar within the chase.
- The original mix was wrong. Over-hard mortar cracks at the bond line rather than flexing, and once cracked it admits water faster than a softer mix ever would.
Mortar Matching and Analysis
Repairing mortar well means reproducing what was there, not just filling a hole with whatever is in the mixer.
We assess the existing mortar for hardness relative to the brick, sand color and grain size, and joint profile. Sand is the single biggest driver of finished color, and Piedmont sands vary noticeably — a mortar mixed with the wrong sand will read as a different color permanently, even when the cement ratio is correct.
For chimneys on older homes we default to a Type N mix at roughly 750 psi, which stays flexible enough to move with seasonal expansion. We reserve Type S at roughly 1,800 psi for hard modern brick and structural conditions that actually call for it. Specifying mortar stronger than the brick is the most common and most expensive error in residential masonry repair, because the damage it causes appears years later and looks like ordinary weathering.
Mortar Work Beyond the Joints
Mortar repair on a chimney is not only pointing.
