Waterproofing Sound Masonry

Asheboro comes up often for one particular service, because a lot of chimneys here are structurally sound but heavily weathered: vapor-permeable waterproofing.

Fired clay brick is porous by nature, and a chimney standing above the roofline is the most exposed masonry on a house — rain from every direction, no eave sheltering it, no adjacent structure breaking the weather. Water absorbed into brick and mortar drives nearly every failure we repair: it freezes and fractures brick faces from within, carries soluble salts to the surface as efflorescence, rusts dampers, and combines with flue residue to form mildly acidic compounds that attack mortar from the inside.

Repellent and Sealer Are Not the Same Thing

This is the part that gets done wrong, and getting it wrong causes real damage.

A film-forming sealer — paint, elastomeric coating, acrylic, anything leaving a surface skin — blocks water from entering and blocks vapor from leaving. Masonry always holds some moisture, and a chimney generates more internally from combustion. Sealed under a film, that moisture cannot escape, it accumulates, and the next freeze fractures brick from the inside. A chimney coated with a film-forming product will spall faster than one left bare.

A vapor-permeable water repellent — siloxane or silane-siloxane — penetrates into the masonry rather than sitting on it, lining the pore structure so liquid water beads and runs off while vapor still passes freely outward. The brick keeps breathing and stops drinking.

We use vapor-permeable siloxane exclusively. If a contractor proposes painting or sealing your chimney, get a second opinion.

When It Is Worth Doing — and When It Isn’t

Waterproofing is a preservation treatment for sound masonry, not a repair. Applied over defects it accomplishes nothing while giving false confidence that the problem is handled.

Worth doing when joints are sound or freshly repointed, the crown is intact or newly cast, flashing is in good condition, and the brick is absorbent but not significantly spalled. It is at its most valuable applied immediately after masonry repair, protecting the work just completed.

Not worth doing when joints are open, the crown is cracked, or brick is actively spalling. Repellent over an open mortar joint does nothing — water is not going through the brick face, it is going through the hole. Fix the defects, then treat the surface. We will decline to waterproof a chimney that needs repair, and tell you why.

Applied properly, expect somewhere in the range of five to ten years of service in this climate before reapplication is worth considering. It is maintenance, not a permanent seal, and anyone describing it as permanent is overselling it.
