Reading the Gap Yourself
The most useful diagnostic is the gap between the chimney and the exterior wall. Measure at the bottom, then as high as you can safely reach.
Wider at the top means the stack is rotating away from the house — the footing is settling on its outer edge. Wider at the bottom means the base is kicking out. Uniform top to bottom often means the house settled while the chimney stayed put, which is a different problem with a different fix.
Inside, look for a hairline gap opening between the mantel and the wall, cracked drywall where the chase meets the ceiling, or a hearth that has dropped at its outer edge.
What the Repair Involves
There is no honest way to price this sight-unseen, because the right repair depends entirely on what the footing is doing.
Footing underpinning transfers load to competent soil via piers beneath the existing footing, where the pad is sound but the soil has given way. Footing replacement with rebuild is required where the pad itself has fractured. A rebuild from the roofline is the answer for the meaningful number of “leaning” chimneys that are not moving at the base at all — the upper stack has racked because mortar failed unevenly on the weather side. That costs a fraction of a foundation job, and it is worth establishing which one you have before anyone starts quoting piers.
We also correct the cause. Redirecting a downspout and regrading away from the chimney base is unglamorous, and skipping it means the new footing gets the same treatment the old one did.
When It Is Urgent
Most leaning chimneys have been moving slowly for years. Treat it as urgent if the lean is visibly increasing over weeks rather than years, if there is a horizontal crack through the stack, if brick is loose or falling, or if the chimney serves an active appliance and the flue may have pulled apart inside the wall — a separated flue can put combustion gases into the structure.
