Brick Absorbs Water, and That Is the Whole Problem
Fired clay brick is porous by nature. A masonry chimney standing above the roofline is the most weather-exposed masonry on a house: rain hits it from every direction, no eave shelters it, and it has no adjacent structure to shield it.
Water absorbed into brick and mortar drives nearly every chimney failure we repair. It freezes and expands, fracturing brick faces from within. It carries soluble salts to the surface, leaving efflorescence and eroding the binder as it goes. It rusts dampers and metal components. It combines with creosote and flue gas residue to form mildly acidic compounds that attack mortar from the inside.
Reducing how much water the masonry takes in addresses the mechanism behind all of it.
The Critical Distinction: Repellent vs. Sealer
This is the part that matters most, and getting it wrong causes serious, expensive damage.
A film-forming sealer — paint, elastomeric coating, acrylic sealer, anything that leaves a surface skin — blocks water from entering and blocks vapor from leaving. Masonry always contains some moisture, and a chimney generates moisture internally from combustion. Sealed under a film, that moisture cannot escape. It accumulates, and the next freeze fractures brick from the inside. A chimney coated with a film-forming product will spall faster than one left bare.
A vapor-permeable water repellent — siloxane or silane-siloxane chemistry — penetrates into the masonry rather than sitting on top of it, and lines the pore structure so liquid water beads and runs off while water vapor still passes freely outward. The brick keeps breathing and stops drinking.
We use vapor-permeable siloxane repellents exclusively. If a contractor proposes painting or sealing a chimney, that is a strong signal to get another opinion.
When Waterproofing Is Appropriate — and When It Isn’t
Waterproofing is a preservation treatment for sound masonry. It is not a repair, and applied over defects it accomplishes nothing while giving a false sense that the problem is handled.
Appropriate when: the joints are sound or have just been repointed, the crown is intact or newly cast, flashing is in good condition, the brick is absorbent but not significantly spalled, and the chimney is fully exposed with no eave protection. It is at its most valuable applied immediately after masonry repair, protecting the work just completed.
Not appropriate when: joints are open, the crown is cracked, flashing is failed, or brick is actively spalling. Repellent over an open mortar joint does nothing — water is not going through the brick face, it is going through the hole. Fix the defects first, then treat the surface.
We will decline to waterproof a chimney that needs repair, and say why.
Application
Surface preparation determines the result. The masonry must be clean and dry — we do not apply over damp brick, and we watch the forecast for a dry window before and after, since rain during cure ruins the application.
Repellent is applied by low-pressure spray, flooded on from the bottom of the area upward so the product runs down and saturates the pore structure rather than skimming the surface. Coverage rate is driven by how absorbent the masonry is; a dense modern brick takes far less material than a soft old one, and under-applying is the most common way this treatment gets shortchanged.
Adjacent roofing, siding, and landscaping are masked, since siloxane on shingles or glass is difficult to remove.
Typical service life for a quality siloxane on a chimney in this climate is in the range of five to ten years, after which reapplication is worth considering. It is a maintenance treatment, not a permanent seal, and any contractor describing it as permanent is overselling it.
